PROPERTY DESCRIPTION

Marbella Lettings are pleased to bring you this stunning 4 villa with private pool. The house sleeps up to 10 people and has a heated pool for winter months.

This 4 bedroom detached villa offers an amazing opportunity to stay in an individually designed contemporary home and experience the Puerto Banus lifestyle! With palm trees by the private pool and only a short distance from Puerto Banus and Marbella what more you could want!

The property is accessed via impressive steel grey electric gates and secure parking is available for one car in the garage and another on the driveway.

Steps lead up to the covered porch area and the main entrance door opens into a spacious and contemporary light welcoming open plan area. All rooms have air conditioning and FREE WIFI is included for guests.

The open plan kitchen offers clean minimalistic lines with all integrated appliances, built in electric hob, electric oven, large fridge, freezer, dishwasher and washing machine. For guests convenience a kettle, coffee maker, toaster, iron and ironing board are also available.

The large/dining area is very spacious and there is plenty of room to accommodate all guests with ease.

Large French doors access the beautiful outside chill out terrace where there is a large table perfect for al fresco dining. This area is undercover to provide shade from the peak summer sunshine and if you have children you can happily watch and relax them playing in the pool. In the evening this area is perfect for relaxing and enjoying a glass of wine and making use of the gas BBQ provided to cook up a feast.

The pool (this can be heated from October – April upon request and is charged at an additional cost) is set in an attractive garden which is grassed. Next to the pool there is another chill out terrace which is perfect for relaxing and sunbathing on the sun loungers provided.

There are 3 bedrooms located on the ground floor (same level as the lounge/dining and kitchen), the master bedroom overlooks the pool area and has patio doors to access the terrace area. There is a large bed which can spilt to make 2 single beds if required, double fitted wardrobes and a family en-suite with bath (shower attachment over bath), his and her wash hand basins, separate shower cubicle, WC and bidet.

The 2nd bedroom also overlooks the pool and the bed can also be made into a twin room if required. There are also fitted wardrobes.

The 3rd bedroom on this floor has twin beds and double fitted wardrobes.

These two bedrooms share the family bathroom on this level and there is a large walk-in shower, basin, WC and bidet.

Additionally there is also a cloakroom with WC and basin located off the lounge area next to the front door.

Stairs with a glass balustrade lead up to the very impressive main master suite. Again there is a large bed that can be spilt to make twin beds if required and two sets of sliding patio doors lead onto the private roof terrace with stunning views. A dressing area with drawers and wardrobe space lead to the en-suite which has a large walk-in shower, his and her wash hand basins and WC.

The villa is perfect for families of all ages and friends who want to enjoy a holiday away together.

**The pool heating is only available during the winter months and is an extra service which is payable by the guest. Should you require more information, please do not hesitate to ask.

**Please note that the property across from this villa is currently undergoing a full renovation. As this situation is beyond our control, we cannot be held responsible for any inconvenience that may arise during your stay. We apologize in advance for any potential disturbances and appreciate your understanding.

**To ensure your privacy and security are maintained at the highest level during your stay, we have installed security cameras outside the villa. These cameras are only activated when the alarm is set, so you can enjoy your stay with complete peace of mind.

Please ensure you have checked the “Availability Calendar” below to ensure your dates are available.

RESERVATION DEPOSIT

Marbella Lettings will initially request 25% of the total payment of your holiday. The final balance will then be payable 60 days before your stay. If the booking is less than 60 days away, you will be required to make full payment.

MAKING PAYMENT

We are happy to accept payment via Credit Card, or Bank Transfer. If you have any problems with the booking system, please contact info@marbellalettings.com with the dates you wish to book and we can arrange the booking and payment with you directly.

Once you have informed Marbella Lettings you with to book a property, we will send you a copy of the booking conditions to check, sign and return ensuring you are happy with everything. The booking will not be final until we have received a completed copy of our signed booking conditions.

CANCELLATION

If you cancel within 60 days of your booking commencing, there will be no refund.

DAMAGE DEPOSIT

Marbella Lettings will request a payment of €500 towards any damages and this will be returned after your booking has been completed. (Usually within 10 days when the property has been checked).

CLEANING FEE

A payment of €302.50 is charged for cleaning.

No group bookings under the age of 25 will be allowed.

You will be required to complete a copy of our booking conditions. The booking is not confirmed until these have been completed.
